Select Group — Dubai's Premium Waterfront Developer and Marina Skyline Definer
Select Group is one of Dubai's most respected and quality-focused real estate developers — a company that since its founding in 2002 has built a distinguished portfolio of premium residential towers in Dubai's most coveted waterfront locations, establishing itself as the developer most associated with Dubai Marina's finest residential addresses. While many Dubai developers compete on volume, price accessibility, and launch frequency, Select Group has consistently chosen a different path: fewer projects, premium locations, higher specification standards, and an unwillingness to compromise on the quality of the product or the environment in which it is delivered. The result is a developer whose completed buildings — Six Senses Residences The Palm, Peninsula, Jumeirah Living Marina Gate, and the broader Marina Gate trilogy — are consistently cited by the Dubai property community as benchmark examples of premium residential development.

Foundation and Rahail Aslam's Premium Vision
Rahail Aslam founded Select Group in 2002 — at the dawn of Dubai's freehold property era — with a philosophy that ran counter to the volume-first approach that dominated the emirate's emerging developer market. Aslam's thesis: that Dubai's best locations — the waterfront, the Marina, the Palm — would generate permanent value premium if developed to genuine international quality standards, and that a developer willing to hold that standard consistently across fewer, better projects would build a more durable reputation and more valuable portfolio than one that maximised launch frequency at the expense of quality.
This philosophy has proven commercially correct over Select Group's 22-year operating history. The developer's completed buildings consistently command premium secondary market valuations relative to competing Marina and Palm towers — the "Select premium" that the market has recognised and validated through actual transaction prices.
Marina Gate: Redefining Dubai Marina's Skyline
Marina Gate is Select Group's defining achievement — a trilogy of interconnected towers at the southern end of Dubai Marina that together constitute one of the most significant luxury residential developments in the community's history.
Marina Gate 1:
Marina Gate 1 — a 65-storey tower — was the first of the trilogy to be delivered, establishing the Marina Gate residential standard: full-height glass facades with sweeping Marina water views, interiors finished to a specification that consistently exceeds Dubai Marina market averages, a comprehensive amenity podium including multiple pools, spa, and gym, and managed common areas that maintain the standard of delivery rather than progressively degrading it. Marina Gate 1's handover created the benchmark against which subsequent Marina Gate and competing Marina towers have been measured.
Marina Gate 2:
Marina Gate 2 extended the trilogy's offer with an increased unit count and refined specification updates informed by Marina Gate 1's delivery experience. The tower's position within the interconnected Marina Gate complex — sharing the podium amenity infrastructure with MG1 — delivers residents both individual tower specification and the broader Marina Gate lifestyle ecosystem.
Jumeirah Living Marina Gate (JW Marriott Residence):
The third Marina Gate tower — Jumeirah Living Marina Gate — introduced a branded residence and hotel-serviced apartment concept to the Marina Gate trilogy. Operated by the Jumeirah Hotels and Resorts brand (under the Jumeirah Living serviced apartment model), the tower delivers hotel-grade housekeeping, concierge, room service, and lifestyle management services to residents who want the luxury hotel experience within their residential address. JW Marriott Residences Marina Gate brings an international hotel brand's service standards to the Marina Gate address — creating a product for buyers who want investment-grade managed residence income potential alongside personal use optionality.
Six Senses Residences The Palm: Ultra-Luxury Wellness Living
Select Group's partnership with Six Senses — the global wellness brand operated by IHG Hotels & Resorts, and widely regarded as one of the world's most prestigious wellness hotel and resort operators — produced Six Senses Residences The Palm: a collection of ultra-luxury wellness residences on the Palm Jumeirah's crescent delivered to the Six Senses brand standard.
Six Senses' Wellness Philosophy:
Six Senses is the global leader in wellness-oriented hospitality — its resorts in the Maldives, Vietnam, Nepal, Jordan, and elsewhere are consistently rated among the world's finest for their integrative wellness approach, sustainable design, and connection to natural environments. Bringing the Six Senses brand to Palm Jumeirah residential development creates the world's first Six Senses-branded private residences in the UAE — a product category with no direct competitor at the intersection of ultra-luxury wellness branding, Palm Jumeirah location, and Select Group's construction and delivery quality.
Wellness Integration:
Six Senses Residences The Palm delivers Six Senses wellness programming within the residential environment — spa facilities designed and operated by Six Senses, wellness-focused food and beverage, biohacking facilities, and the sustainable design principles that characterise Six Senses properties globally. For residents who are Six Senses devotees — the brand's international guest community is exceptionally loyal — the residences deliver the Six Senses experience as a permanent address rather than a holiday retreat.
Pricing and Market Position:
Six Senses Residences The Palm is positioned at the very apex of Dubai's residential pricing — crescent-arc Palm Jumeirah, Six Senses brand, wellness infrastructure, and Select Group delivery quality combine to create one of the most premium price points available in the Dubai residential market. The project attracts international HNWI buyers for whom the Six Senses brand carries genuine lifestyle significance.
Peninsula: Business Bay's Waterfront Luxury Cluster
Select Group's Peninsula development — in Business Bay's waterfront zone — is a multi-tower cluster delivering premium apartments with Dubai Canal waterfront views at Dubai's most central urban waterfront address.
Business Bay Waterfront Position:
The Dubai Canal — the 3.2-kilometre artificial waterway that connects the Business Bay basin to the Arabian Gulf at Jumeirah Beach — creates a waterfront setting of genuine quality within a 10-minute walking distance of Downtown Dubai and the Burj Khalifa. Peninsula's canal-facing apartments access this waterfront from one of Business Bay's best-positioned development sites.
Peninsula's Specification:
Peninsula's residential specification — including high ceilings, full-height glazing, premium kitchen and bathroom fixtures, and a comprehensive amenity programme — reflects Select Group's quality standard applied to the Business Bay price point and buyer demographic.
Select Group's Construction Methodology and Quality Standards
Select Group's quality reputation rests on a consistent approach to construction and finish specification that differs from volume developers in several observable ways:
International Material Specification:
Select Group's material palette — kitchen appliances (Miele, Bosch), bathroom fixtures (Grohe, Hansgrohe, Duravit), flooring and tile specifications — reflects international premium standards rather than the cost-optimised substitutions that volume construction pressure frequently introduces. The specification delivered at handover matches the specification presented at launch — a consistency that Select Group buyers consistently report and that shapes the developer's secondary market premium.
Podium Amenity Permanence:
Select Group's amenity podiums — particularly Marina Gate's — are built and maintained to a standard that sustains rather than degrades the residential value over time. Pool areas are maintained, gym equipment is replaced, common area landscaping is refreshed — the total residential experience of a Select Group building is designed to appreciate in quality with the building's maturity rather than to decline.
Post-Handover Relationship:
Select Group maintains an active post-handover relationship with its communities through professional property management services — ensuring that the standard of delivery is maintained and that residents have recourse to the developer's quality standards if concerns arise after keys are handed over.
Investment Case: Select Group
Marina Waterfront Scarcity:
Dubai Marina's waterfront residential supply is essentially fixed — no new waterfront development land of equivalent quality exists within the Marina basin. Select Group's Marina Gate trilogy sits on one of the Marina's most visible and prestigious waterfront positions, creating a locational scarcity premium that will only increase as the Marina's existing supply ages and new equivalent-quality waterfront supply remains unavailable.
Quality Premium in Secondary Market:
Select Group properties consistently command secondary market premiums of 10–20%+ over comparable Marina towers from lower-specification developers — the "Select premium" that reflects the market's recognition of the quality differential. This premium protects investors against the value erosion that below-specification properties experience as they age.
Six Senses Brand Equity:
The Six Senses Residences represents a genuinely irreplaceable product — the Six Senses brand has only one UAE residential address (Select Group's Palm Jumeirah development), and the brand's global luxury travel customer community creates a natural buyer pool for this product category that extends well beyond Dubai's local investment market.
Branded Residence Income Potential:
The Jumeirah Living Marina Gate serviced apartment model creates managed rental income potential for investors who want professional hospitality management of their asset — with the Jumeirah Living brand's service standards supporting premium nightly and longer-term rental pricing in Dubai's competitive short-let market.

Investor Q&A
Is Select Group a reliable off-plan developer?
Reliability is project-specific. Review escrow status, construction milestones, prior handovers in the same brand line, and SPA default remedies. Waterfront-adjacent freehold apartments matters, but service charges and tourism-driven rental seasonality affect net outcomes.
What are Select Group's best off-plan projects to shortlist?
Shortlist by community fit, payment-plan cash timing, construction progress, and exit liquidity — not by brochure ROI. Compare live inventory on the developer page against peer communities, then underwrite unit-level contracts.
Who is Select Group best for?
Typically buyers focused on Marina/JBR-corridor apartment product and waterfront adjacency. Suitability still depends on horizon, leverage, service charges, and whether you need ready stock versus construction-linked payments.
Quotable answer — should I buy Select Group off-plan for investment?
Select Group can fit a thesis aligned with its product focus (waterfront-adjacent freehold apartments), but outcomes are not guaranteed. Use dated community DLD evidence, the payment-plan schedule, and total buying costs before any yield scenario.
